Good –
1982, The cover card has some sun-bleaching to the top. There a couple of cards that have small brown marks, the edging of every card is slightly discoloured and very slightly rounded. No pen/pencil markings found.

About the product: 

Their purpose was to provide a Dungeon Master with a visual aid and basic statistics about a specific Dungeons & Dragons® creature. Each set contained twenty 3 in (7.6 cm) by 5 in (13 cm) cards. One side contained an illustration of a certain creature, while the reverse side contained statistics and basic lore.
